🏡 REST COTTAGE OF TEXAS – HOUSE RULES

Welcome to Rest Cottage! We want every guest to enjoy a safe, comfortable, and peaceful stay. To ensure this, please review the following rules carefully. By booking or staying at the property, you agree to these House Rules.

1. NO PARTIES OR EVENTS

• Absolutely no parties, events, or large gatherings.

• Only registered guests are allowed on the property unless you have prior written approval.

• Violations may result in immediate removal without refund.

2. REGISTERED GUESTS ONLY

• The booking guest must be staying overnight—no third-party bookings.

• Maximum occupancy is 8 guests.

• Additional day visitors require approval before arrival.

3. POOL RULES (Seasonal – Not Heated)

• The pool is not heated and is open seasonally.

• No lifeguard on duty — swim at your own risk.

• No alcohol while swimming.

• No glass in the pool area.

• Children must be supervised at all times.

• The pool may not be used during storms or lightning.

4. QUIET HOURS

Quiet hours are 10:00 PM to 8:00 AM.
Please respect our neighbors — sound carries in the country.

5. PARKING

• Park only on the left side of the driveway as you enter.

• Do not park on the lawn — irrigation lines and drainage areas are present.

• RVs, boats, trailers, and oversized vehicles require prior approval.

6. NO PETS

• No pets are allowed.

• Service animals are welcome, but:

  • They may not be left unattended.

  • They must be supervised at all times.

  • You must pick up after them.

  • The property is not fully fenced — animals may wander or escape.

7. COUNTRY LIVING NOTICE

Rest Cottage is located in a rural setting. Guests may experience:

• Roosters, chickens, cows, and other farm sounds

• Occasional insects such as flies, mosquitoes, bees, and wasps

• Natural outdoor smells and environmental conditions

These are normal for country life and are not grounds for refunds.

8. SECURITY CAMERAS

For guest safety and property protection, exterior cameras monitor entry points.

• There are no cameras inside the home.

• Tampering with or disabling cameras is strictly prohibited.

9. SMOKING & VAPING

• Smoking and vaping are not allowed indoors.

• Smoking is permitted outdoors in designated areas only.

• A cleaning fee applies if smoke odor is detected inside.

10. DAMAGE & CLEANING

Guests are responsible for:

• Any damage caused during their stay

• Missing items

• Excessive cleaning beyond normal use

• Stained linens or furnishings

Please treat the home with care.

11. CHECK-IN & CHECK-OUT

• Check-in: 4:00 PM

• Check-out: 11:00 AM
  Early check-ins or late check-outs require approval and may incur a fee.

12. HOSTS LIVE ONSITE

We live in a separate portion of the property and are available for assistance as needed.
We fully respect guest privacy at all times.
